How to get your credit mortgage-ready

A step-by-step plan for the months before you apply for a home loan.

Start 6 to 12 months early

Pull all three reports at annualcreditreport.com. Errors take time to fix: each bureau dispute takes about 30 to 45 days, and some items need more than one round.

Know the common minimums

Requirements vary by lender and loan type. FHA loans generally allow 3.5% down with a score of 580 or higher (and 10% down from 500 to 579). Conventional loans commonly start around 620. A higher score usually means a lower rate.

Fix errors first, then lower card balances

Dispute anything inaccurate. At the same time, pay card balances down; this is often the fastest way to raise a score before you apply.

Protect your file while you shop

Keep paying every bill on time, keep old cards open, and avoid applying for new credit (like a car loan or store card) in the months before and during the mortgage process. Talk to a loan officer early; they can tell you exactly what your lender needs.
